The V&A Waterfront in Cape Town continues to affirm its status as a prominent shopping and tourist hub in South Africa, with retailers there raking in an impressive R11.3 billion during the most recent financial year. This represents a 6.2% increase in retail sales for FY2026, translating to an average monthly sales volume of around R942 million. These figures capture the total sales value made by retailers across the precinct, underscoring its significant role in the local economy.
This financial success is closely linked to a surge in visitor numbers, with the V&A Waterfront welcoming 27 million visitors in FY2026, marking a 7% rise from the previous year. Both domestic and international tourism have bolstered this growth, further supported by an uptick in international arrivals via Cape Town International Airport. The location’s low vacancy rate of 0.9% highlights its popularity and demand, with its retail performance consistently surpassing benchmarks set for other major regional shopping centers.
In line with its growth trajectory, the Waterfront is expanding its luxury retail segment. The newly completed 3,752-square-metre luxury mall at Victoria Wharf now hosts high-end brands such as Burberry, Louis Vuitton, Gucci, Zegna, Versace, and Rolex, with additional tenants expected to launch by the end of October 2026. This expansion represents just part of the broader development strategy approved by authorities, which includes 440,000 square metres of new development rights. The first phase will see 200,000 square metres dedicated to mixed-use purposes, featuring residential units, hotels, office spaces, and additional retail options. Notably, at least 10% of the new residential spaces will be earmarked for affordable housing.
Looking ahead, a possible second phase could add a further 240,000 square metres, contingent on a traffic impact assessment, with a minimum of half of this area planned for residential development. Among other initiatives, the precinct is set to introduce 160 built-to-rent apartments in March 2027, alongside the opening of a 142-room Cape Town EDITION hotel in October 2026. These projects are set to enhance the area’s appeal as both a residential and tourist destination.
As the V&A Waterfront evolves, it remains a pivotal contributor to its owner’s financial outcomes, with a forecasted double-digit growth in operating profit for FY2027. This ongoing development and expansion reflect the Waterfront’s commitment to maintaining its stature as a key player in the region’s economic landscape.
